With all due respect, wholesaling for most people is a colossal waste of time and energy.

I doubt they expend a great deal of energy doing that, but there are red flags that would tip them off, like changing the insurance policy to a landlord policy.I would definitely pull out the refinancing paperwork and run this by an attorney to see what options you have.Good luck!

I have worked as a Project Manager and Sales Manager for a couple different building science/energy efficiency businesses and currently work for a solar design and installation company.  

In my experience, there is no negotiating with the water dept and I would truly not waste my energy.

While I understand trying to check as many boxes as possible in advance, I would rather put my energy into how I'm finding deals, how I'm funding deals, who my core-4 is, etc. 

I assume HVAC filters are required to be replaced every 2-3 months based on the usage and weather plus it improves its efficiency and reduce energy bill. 

If you have unlimited time and energy, then go for it!
