I would like to start a direct mail campaign that would hopefully lead down one of two paths.

Also if you pick the right title company, one that does mail-away closings, the buyer or seller won't even need to step foot in a closing room.

Whomever filled it out will be your first point of contact.Also try leaving a note on the door, someone has to pick up the mail or clean up the front lawn area.But probate will still have to be initiated before you can legally purchase any of the three properties.

Would you advise strictly using direct mail or postcards to reach out to people?

Direct Mail - I don't do much DM, just never had very good results on the campaigns sent for the cost, and in my markets everyone is doing DM. 

Should BORROWER default in the prompt payment of sums due LENDER, LENDER may immediately proceed against GUARANTOR, and shall give written notice to the GUARANTOR, together with an accounting of all sums due as to which BORROWER is in default, by regular or certified mail.

Actually I don't usually have to buy shampoo/conditioner/soap as people leave them behind all the time and they never want me to mail them back to Utah or California so they end up in my bathroom. :) Some nice stuff too!
