You can do some of these lower-valued deals as a portfolio, but other than that, credit union/bank financing may be the way to go.

However if you only plan on owning it for 2 years it would be better not to buy any real estate because statistically speaking with the costs for taxes, expenses, mortgage interest, realtors commission, and other things that come up you won’t make any money anyway.

In order for me to move back, you would have to a) lower the COL so that I could really make money, and b) turn the state Red again.....both of which are unlikely, but I appreciate the offer!

Thanks in advance Florida is a super lien state, so depending on when the condo was created the entire lien amount could be owed by the buyer or a portion (I believe lower of 1% of the purchase price the person being foreclosed upon paid or 12 months HOA fees, whichever is lower).Definitely will want to look into that.

My wife keeps telling me about a $0 down payment loan option that she’s been hearing about where if you can show that the rent will be greater than the mortgage, this type of loan will require $0 down or lower than the 20/25% requirement.

You can also refinance and get into a I/O Interest only to lower payment and increase cash flow until rates take a steeper drop.
