I would wait it out or look outside of my target location where the market is a little cheaper.

If you're looking at single family homes (SFH), the best way is to look at what has sold in/around the property that you are trying to determine the value of (preferably within last 6 months; location dependent).

Mobile or Manufactured homes will not hold value nearly as well as a single family especially if they are located in a park. 

Hi @Maria McCreless our company has been sending mailers for over 15 years and found it to be a great tool to locate motivated sellers. 5% is a good initial response average.
