There are not many multi-family options available in my local area, and the ones that are available are overpriced or the current rent rolls are extremely below market average($200-$400 per unit).

Typically, portfolio loans from a small local bank/CU or conventional mortgages will be your cheapest/best options for permanent financing for SFHs.

I strongly suggest going to your local REI meetup.

I worked with a local bank that had extremely low costs to refinance so it was well worth it for us, but some bigger banks may catch you off guard.
