Being who I am i would not stop at that time in my life, but it's the goal I've set and stuck to. 

This has been nothing but rural pasture land all its life so I doubt any environmental concerns exist.

It should be priced somewhat lower due to condition, if rehab is cosmetic only (which it probably isn't in a home that old)  You could spend about $30,000 or a little more if you did everything

I dressed in my business casual so I didn't look threatening.

Like upgraded electrical, heating, ventilating, air conditioning, plumbing, ADA, etc...Where this comes into play is if say a tenant of one apartment unit sets his unit on fire, burns it up and now you have to go in to rebuild his unit. 

@Eric Wexler I think it depends on location and condition of the property.

It can be terrifying and life threatening.

From what I have experienced, after living here my whole life, is that Pittsburgh did in fact see a stagnation period between the steel industry exit and the influx of the tech/healthcare era.

We have paid about half of the life of the note obviously.

However, if they refuse to sign the addendum to the lease (assuming the new conditions are reasonable), they are not desirable tenants for you to keep.
