It becomes easy to find deals when you are rolling but you start having other issues such as how to operate your rentals etc.If you don't do this you will get burnt out very quickly.

Only issue is the debt service coverage ratio is about 1.0 piti (20% down) will end up at about 2400/mo rent is likely 2400-2500.There is some value add work which can be done in terms bringing the finished basement up to fire code so it can be considered living space.What do y’all think.

Since I've never dealt with previous tenants, I'm looking for some advice on the best way to move forward...Unit 1:- Studio Apt- I did a walkthrough last week and spoke to the tenant; he mentioned the only issues he's had in the past year and half is that the cold comes through the windows- He and the owner both confirmed that the tenant is month to month and paying $750, but so far the owner has not provided a lease.- The owner did provide proof of payment, and rent is confirmed $750, but always a few days late...Unit 2:- 1 BR- There was a language barrier, she didn't speak english, and I think she was afraid to open the door so I didn't get to tour it.

I guess it's surprising to me that the law allows for true non-owner occupied vacation rentals.
