Once the contract is in place, I don't see how you could change it (though I'm no expert) I know if my PM ghosted me for more than 48 hours (or any vendor) I would FIRE them unceremoniously.

The following is an excerpt from Andrew's original post...WHICHEVER IS THE LOWER AMOUNT (super important)I understand the caution in all this, but entertain a scenario..I'm having a very difficult time passing up cash-only deals based solely off the knowledge that the ARV really isn't going to go anywhere due to the home being livable/only needing cosmetic upgrades/being sandwiched in between 2 or 3 other units of a multiplex...I say again I'm having a hard time forgetting these deals because they would cash-flow nicely and are affordable.

Just watching the market over the past few years/months, everything west of I-85 has already been "touched" so to speak, all the way from Ashview Heights all the way down to about Sylvan Hills, so it kind of looks like Atlanta is seeing the "running out of prime space" problem...at least for the core part of Atlanta (within 25mins of either midtown or downtown).I don't have much knowledge on Perkerson as some other places, but from what I do know, its nestled pretty well between the soon to be heavily traveled (perhaps even heavily dense) Metropolitan Pkwy and Sylvan Rd, another street that can perhaps see a similar trajectory as Metropolitan Pkwy.
