When you get under contract tell all your potential lenders know you are under contract, let them know they are competing against the other lenders, and to get you their best/most favorable terms by xxx time on xxx day.

I personally know several families with spouses and children that rent out a portion of their home (finished basement/private entrance room, etc.) that offset their mortgage substantially.

You can also check their reviews online at Google, Facebook, or Yelp.

Sometimes the tenants just move out.The only negative is if they know the system, they then realize they can stay even longer.
