They extended it this year and right after they extended it I requested my Redemption as I needed the funds for this remodel I'm doing here in Austin.Kind of stuff now but if I continue to get 8% on my investment I'll be okay.I'll have to do the remodel later in the year... was hoping to pop some new windows in before summer here ...

My capex budget includes roof 25 year life span, floors 10 year life span, appliances and hot water heaters 12 year life span, hvac 20 year life span, bath and kitchen remodel 20 year life span.

Inspection: electric panel 100 AMP; thought was 200 and may not get insurance because of it plus issue with electric boiler; ceiling torn out in kitchen due to a leak upstairs possible piping; heat pump has error 1 not working; cast iron hook up to the city that is now obsolete.

Plan to pay cash ($600K purchase price) and do some relatively light rehab. 2 units need a new kitchen and a new bathroom.

There is a small for sale sign on the window.

It needs no Reno, Its up to the tenant buyer to redo the kitchen if anything but as it sits, the appraisal came in at 191k.

There's complex stuff like single pane to double pane window replacement you always want to get the pro's for initially, or structural reinforcement if you're knocking down walls etc.

The building has a new roof, siding, doors and windows, along with three relatively newish (2014) boilers and furnaces.
