They extended it this year and right after they extended it I requested my Redemption as I needed the funds for this remodel I'm doing here in Austin.Kind of stuff now but if I continue to get 8% on my investment I'll be okay.I'll have to do the remodel later in the year... was hoping to pop some new windows in before summer here ...

My capex budget includes roof 25 year life span, floors 10 year life span, appliances and hot water heaters 12 year life span, hvac 20 year life span, bath and kitchen remodel 20 year life span.

Inspection: electric panel 100 AMP; thought was 200 and may not get insurance because of it plus issue with electric boiler; ceiling torn out in kitchen due to a leak upstairs possible piping; heat pump has error 1 not working; cast iron hook up to the city that is now obsolete.

Property is 1,148sqft, 3bed, 2bath, family/living room, kitchen/laundry.Work that i would like to do:- brand new kitchen- 2 brand new baths- all cosmetics brand new- some if not all windows need to be replaced- convert from wall furnace to central A/C and heat- raising ceiling from 8' to 9' - new roof- want brand new modern exterior look- landscaping and maybe a new driveway- water/drainage/gas piping condition unknown.
