One thing to keep in mind is that if the leak is near a wall, you can't go cutting open the wall or walls to investigate how much mold there actually is until you own the property.... usually.

Don't leave things to chance, don't make decisions based on chance or gut feelings (though if your gut is warning you, investigate further), and if the numbers don't pencil out in your favor at the beginning of a project, things will only get worse down the road.

To my knowledge no one in Ohio has been arrested for wholesaling, very few are being investigated for unlicensed activity related to wholesaling.

After a few hours of research and with some editing work provided by my CPA I sent her an email thanking her for response, sent condolences regarding her husband and then offered up a few ideas regarding a 1031 exchange and offering to pay for a CPA to investigate other options for her.
