Any suggestions or stories from your experience firing or hiring property managers?

On one hand, I’ve always wanted to have a rental property portfolio and, although I wouldn’t have started off with this one, I’m wondering if I should take the plunge and try to do something.A friend of mine is an architect and he asked the Department of Buildings if we could add a third story to the building.  

Getting back to the story, I reached out to the agent right away for the financials and as soon as they were sent over, I ran a quick analysis and sent over my first offer and what do you know, it was accepted!

Long story short, I don’t want to, but the GC finds out about the reno unit, and offers to finish the work in exchange for housing his guy.I really like the idea of exchanging rent for labor, especially since I can’t do it myself while I am gone.

Both looked great on paper, but their current home told a different story.

@Brian Moore I always love reading stories of adversity, where other investors are honest with the hard lessons learned...it's how we all learn and grow together.   

From what I understand in this zoning the city allows you to build units that are at least 800 ft² and you could build-up to 3 stories or 36ft.
