3 reasons to have an experienced agent that actively invests:  1) Access to MLS listings and in some markets private "coming soon" status feeds (not the IDX feeds from consumer facing websites). 2) Local knowledge 3) Generally... other agents (if listed) are more receptive to working with another agent vs. a dual agency situation when making an offer3 reasons to not work with every investor from the agent's perspective: 1) Indecisive/Analysis Paralysis 2) Disloyal 3) Certain deals do not pay (auctions do not compensate agents at all).

on a cruise in the Med watching BBC feeds in my cabin.. thinking OH sheet  .credit froze.. tenants stopped paying  borrowers stop paying and out of the 450 or so loans I had out in force to BRRRinvestors over 250 of them failed and I ended up owning all those houses..

None of my tenants see each other's communications traffic - each unit has it's own network (physical and logical) which are multiplexed onto a common fibre feed from the building ... a very similar design to office buildings/campuses.The technology is a strawman in this debate, the real issue is agency and responsibility for oneself versus liability for the actions of another.

It may have worked in 2010 but not in 2021.My suggestion would be to learn basic theory: cash flow, operations, marketing, wholesaling, notes, foreclosures, agency, law etc and then figure out what exactly you want to do, then seek out to launch and refine your method.There are cookbooks once you know what you want to do, but you dont need to pay a guru to spoon feed you.

All proceeds made from the business I don’t eat it for lifestyle consumption it gets reinvested back so its one of two things - you may need to feed yourself from a business but have the luxury of giving it atttntion full time or you can supplement it with a job and Partnerships which is what I do today.
