Austin loves houses more than people so this was bound to happen in the lunacy to move houses at some point in time.  

The west side dosnt change street to street as much as the east side so focusing on a city as a whoke would be more appropriate than on the east where you should definitely have intimate knowledge of a potential property and the surrounding area. 

We have local REI meetups in Las Vegas for $20 and it includes dinner, much more intimate, and you can meet some nice, honest BP users there.I'm sure you could find something similar in Seattle or someone from BP might even put one on.

@Kim Younkin - the slumlord is the owner, the people living there aren't top notch but 5 of the 7 tenants are actually pleasant.

You will need to unload the SFHs to maximise your investments at some point in time anyway so you might as well do it now.

Having said that, everything is moving towards the cloud and in time, it will likely be a logical decision to move to the cloud as well.
