Your not getting it for the internal rate of return your getting it for what it can help you with outside the policy.

I spoke with my Broker today and they are ok with wholesaling and as long as I'm not accepting commission or using their internal transaction management/esign software, I do not have to put the contract through them or pay them the normal fee for a traditional transaction.

In our experience, rooming houses tend to serve very specific demographics, such as:students - we operate a rooming house which serves international students attending the local universities;{a specific} work force:  It is not uncommon to find rooming/boarding houses in close proximity to major employers (factories, hospitals, fish plants; etc);seniors:  A rooming/boarding house which serves seniors;the displaced & transient:  Rooming houses which serve those on the fringes of society (mental illness, transient, addictions).The population you serve will very much dictate the type of operation you will run and each comes with its own management challenges and rewards.My third question is, "Is this rooming house compliant with local zoning and bylaws?"  

Personally, I have been looking at investing internationally for the past 5+ years but didn't pull the trigger until recently. 

On a side note, I'm not crazy about the 40-50% allocation to international funds with the robo advisors as well.

More than likely, the bank did an internal review of the appraisal and came to a similar value with acceptable methodology.
