I have heard of people quit claiming their property to a LLC after closing but could possibly trigger the due on sales clause.  

You didn't post anything that would trigger any mandatory waiting period.

Things that would trigger a sale on this property might be the loss of a stable long-term tenant, a major repair coming up that I didn't want to deal with, or a much bigger rise in appreciation that made it worth the headaches of doing an exchange.

These are pretty much my last few points of clarity needed and I plan to pull the trigger on my first property in the next month or two.

Should we wait till we paid off the $48k before polling the trigger?

The sellers agent has included the previous potential buyers inspection reports (Roof, pest, and entire property) This is my first time making a purchase and am extremely hesitant to pull the trigger based on what im seeing in the report now.

Look for pocket listings, get real estate agents to look for the deals for you and be ready to pull the trigger when a good one pops up.

This is when I plan to pull the trigger on my first deal.
