So the inspection just came back showing the following issues: - Mold in a few interior rooms- Evidence of rodents- Original roof requires repair, replacement and/or evaluation - there are active leaks in the attic - 7 out of 8 water heaters need replacing at any moment ($5600 total estimated)- 5 out of 8 A/C units need replacing at any moment ($25K total estimated)- A bunch of minor things need to be fixed, i.e.

If the numbers make sense and I make an offer and it goes into contract, at what stage do title, document and physical inspection take place?

Just a heads-up: Philly L&I will not expedite blueprint examinations for EXISTING structures. They only expedite drawings for new construction. This is new to my G.C. AND Architect. So i thought i would share.Also...

Offered got accepted, house inspected and now we are going through the process until closing date.

In the lease it says they have to let me or my agent in to do inspections/repairs as well as other things.  

This was do to Vera being able to quickly get me requested documents, inspections, and referrals to completed the acquisition of the building.

All I have to do is dues diligence such as check liens, taxes, and probate. we would then verbally agree on price and he would let me inspect inside of the home and then negotiate depending on condition.

I was the middle transaction on the deal and had coordinated inspections and tests required for closing.
