Hello,I am planning on purchasing my first out of state turnkey in the near future and utilize a property management firm and realized that I have quite a few questions regarding best practices.  

Learn the industry, study markets, analyze deals, invest wisely, repeat.

I live near Wausau and utilize all of these and then some.

Originally I’m from northern VA but moved to Cincinnati about six years ago for my career as a design engineer in the aerospace industry.

This biggest fear is just being new to the investment side of the industry.

If utilities are individually metered, if there's deferred maintenance, etc. all of the way down to what you think it will cost for quarterly pest control. 

The tenant is complaining to me about it , ( what can I do I am not the utility company ?)  

You can also factor upsides like splitting meters, charging tennants for utilities, carports, storage or garages.

Any mistake or issues with the city or utilities and you can blow through the spread in a day.
