For the high level and experienced investor the next phase of nightly accommodations could be the boutique motel or hotel.

I'm well connected and respected, we are in a building phase now so I'll be getting more involved in BP and other platforms.

We are in the starting phase as well Joseph.  

I would be cautious about getting stuck in the "learning" phase.

If you send it in pieces sometimes that can slow things down as stuff does get “lost in email”…Also communication and staying on the lender during this phase to confirm they have what they need.

I will add that last week I read an article in the New York Post about Top 5 "Zoom Towns" seeing an exit as people who relocated to cheaper areas over the last two years during the pandemic and work from home phase, are starting to leave those areas as they are being pulled back into the office.

Then get out of the way, and let the NNN's do their thing.Thanks to the nature of NNN (no babysitting needed), this is truly the ultimate passive investment during the expansion phase (#1 - 2 above), and it's just as passive when you reach the retirement phase (#3).

At this point I am more so kicking the tires on other opportunities and considering my backyard in running STRs successfully getting into a hotel seems the obvious next step in this phase for me but as you mention there are many things for me to consider and learn in moving asset classes.

I am thinking a portable induction cooktop could be best as its' much safer cooking in rooms.  

I say this to say...You are currently in the valley of despair and success is the next phase IF you don't give up here.
