I currently working in finance/fintech, but I'm hoping to break into the real estate investing space.

We are looking at a commercial building that includes 4 downstairs commercial spaces and 2 upstairs residential units. 3 of the 4 downstairs spaces are currently vacant.

Single-family residence buy & hold investment.

If you did not have a business tenant the space would be vacant.There are some businesses that own the business and real estate and choose to (sale leaseback) offer a lease with terms they want to a perspective investor buyer.

If space is limited, go for a queen in that room.

If a landlord bans pets, then they are restricting the amount of renters who are going to be interested in their space. 

Hi Everyone,Newbie question...If I buy a property that has a bonus room addition that was never properly permitted, is it better to just to leave it be or would it be possible to get the space permitted now since I am a new buyer?  

Indoor plumbing? 

This seemed to work we'll as there is plenty of space and an informal atmosphere.  

I hear it often from investors that are mainly in the residential space.The reason they say that is they simply do not have the connections in the larger player space as they do not do most of their business there.Just like residential investors have databases so do commercial investors and brokers.
