Hey, I started out an air bnb rental recently in Round Rock area in TX.

Purchase price: $160,000 Cash invested: $3,600 Duplex in Ligonier, one side is long term, other side is Air BNB.

Was told that it was a more effective/long lasting option for a crawl space where over time the fiberglass insulation would fall/still have space for air to travel through.

The tenants in the second side smoke indoors, continuously pay rent a little late, and a contractor is telling me their side is not safe to live in.

In fact, we know of a case where a tenant complained of mold and there turned out to be higher levels of mold in the air OUTSIDE the house, than in it - since the house was next to a swamp.

Hi Im a 20+ year hospitality vet in the area and Im new to BP and Im trying to find private lenders/ investors to take down a 130 room hotel and conference center in the Hampton roads area by the airport that is up for sale for $6.3 mill 116 rooms are suites with kitchens and 14 regular rooms it also has an indoor pool ballroom and meeting space.

It cost me $4800 to get rid of the smell (replaced all blinds, painted the whole house, air duct cleaning) while their deposit was only $2300 so they still owe me $2500.
