Finding investors

A friend of mine whom is a broker/investor has two investment properties that he is wanting get sold here soon in the Indianapolis area that have good cap rates and are good investment properties. He is willing to get me a good finders fee if I can bring him an end buyer. I have had no luck so far finding someone to look at the deals. Any suggestions on what I could do? I'd love to be able to get this deal through for him because he mentioned to me that he would go in on a partnering deal with what money I make from him off the finder fee. Thanks ahead of time for your help!
