I know finding a niche is important in the REI world and id love to become a full time flipper, but I need some suggestions from all the great minds here on BP.

For me, maximizing my ROI/IRR and minimizing my risk are both more important than maximizing my profits.

As an engineer, you know how important it is to plan.Just put pen to paper and plot it out.

However, the importance is just getting a firm grasp on the numbers before hand.
