My neighbor law enforcement official said there are something like 8,000 "grows" in the county, but most of them are small, garage -based ops. these are getting phased out - I live in a former grow house, am currently rehabbing another, and about half the houses I evaluate were used as grows.I've had many conversations with real estate experts and others, and there isn't a universal opinion of how legalization would impact the local economy.

We have found that most sellers are selling because they can't control there asset and let the tenants walk all over them and most tenants that don't pay or only pay half can pay if it is made a priority by the new owner.

I have commercial clients that buy different types from value add to fully performing.Even fully performing there could be other value like it comes with a commercial parcel for putting a strip center on or the occupancy rents per sq ft are half of going market.You can do well with commercial though it takes more cash.
