I would suggest setting up keyword alerts for San Diego so you can keep your eye on whats going on in the area and any upcoming meet-ups.

What seems like a big deal for you seems pretty minor in my eyes looking at all the numbers.

Remember the tenants are the eyes and ears of the property, there all the time.

IMO there is a good renter for every property.Don't hide it, put it right out there and you will find the wide eyed person who watches all of those shows on TV where they are looking for ghosts who will want it.

It also gives us a chance to have extra eyes on the property.Whether the rental agreement is MTM or a longer term lease, if all parties agree, then it may be possible to change some of the terms of the agreement even before the end of the term.

More work though...I would advise you to keep an eye on REOs - Homepath, Hudhomestore, etc.

I'm currently keeping my eyes open for a another property, a MFH this time.

He assured me that he was going into this rehab project with eyes wide open, and this meant saving costs.

I've had my eye on a few in Baltimore, but haven't done a great deal of research on the areas yet.

I'll keep a closer eye on this holiday season to get a better feel for how the market actually changes....
