Trying to get up to speed on this type of financing.  

Seems like it took forever to find the right property and has an offer accepted and now that we have its like a truck speeding downhill with bad breaks..  

You don't have to jump through conventional lending hoops, which speeds up the process when using hard money, and many can fund very quickly, unlike a regular bank mortgage.

I know a lot of investors talk about refinancing a house to pull out money from it and from there buy another property and repeat the BRRRR method but is the refinancing part that Im not sure about because my previous properties I have purchased in cash (they were relatively cheap) so I want to speed up the process.

Starting off in the right environment can significantly shorten your learning curve and let you speed through the obstacles that causes new agents to struggle. 

If so, you can be fairly certain that the listing agent will have the other buyers on speed dial in case something comes up.
