It is a numbers game. 

Firstly, by picking Rich Dad Poor Dad, watching gurus on YouTube, and listening to every BP podcast and I’m ready to get some skin in the game and make my first deal.

I think from my experience it is a little farfetched to get into this game without minimally $30000 of capital in a mildly decent market even with the KNOWLEDGE AND HUSTLE even when my expenses are very low and my income is moderately high.

I'm game for any asset that appreciates over time AND cash flows nicely as well.

By asking, it seems like you are looking for a quick fix back into the game, but as I am sure you remember from the agent business and flipping, mistakes are made in trying to short-change any part of the process.
