Sorry I didn't have good news for you.Given that you've made that much in a relative short period of time I think you are great investor already and will be pursuing it in a future, but please keep in mind for your future investments that there only 3 options:1.

The Fed Funds futures market is currently pricing in an 83% probability that the Fed will do nothing, and a 17% chance of a 25 bps cut.

Maybe also put something there to ensure the door cannot slam against it in the future. 

Drive around neighborhoods where there is high flip activity and drop in on projects.

I understand that there are some requirements aren't a legal necessity to obtain, but would look better for future LPs.
