My initial plan was doing it subject-to.By getting a tenant buyer, my operating expenses should be minimal in regards to the maintenance, repairs, utilities, etc.

Are you responsible for any common area utilities?  

One of the requirements for a multi is that every living unit must have independent utility services or at a minimum 1. legal provisions ensure and protect access to utilities for repairs, even if passing through other living spaces, 2. easements or covenants protect water connections, and the VA approves of a maintenance agreement; 3. there are separate service shut-offs for each unit. 

(This was a little unusual for me because even though I have gotten a couple of deal before from Craigslist, it's not very often so its not like I check it everyday) but, at any rate, I checked it and there was a posting that had just been put up maybe minutes before of a house for sale in a great area not far from me. 

Can you even afford $3,500 (mortgage, utilities, lawn care, etc.) during that time?

I plan on painting it getting rid of all the cosmetic deficiencies and reconnecting all of the utilities. the city should be reconnecting the gas next week as it was cut off at the street when the house was foreclosed. 

Fortunately in his later years, I was 30 minutes away, and my brother, who never married, visited every week to the end.

Repairs - Because the house was just remodeled completely I added in 3%Vacancy - This townhome is in a hot area for rentals, less than 5 minutes from a top hospital and in a nice area overall.

So if I want to cast a wide net and search in several metros, I would need to have like five different brokers searching for me?
