A friend and I have formed an LLC, and finally found a duplex.  

I gotta be honest and say that thanks to this website and the podcasts that I listen to it finally made me completely open my eyes, my mind and gave me so much fuel and drive to finally start.

So after attending those banquet room rented real estate venues, reading real estate and financial literacy books, and surfing youtube videos I have finally have come to BiggerPockets!

After listening to almost all the biggerpockets podcasts I finally signed up, but I never did an introduction.

@Micah Hensley I was just thinking about doing this for my rentals. seems like i know the numbers in my head but i never got around to actually putting the numbers down into a spreadsheet. i think i’m just going to start listing categories ex; property, tax, insurance, management fee, rent, current value, purchase price, total rehab, to date repairs, etc. then maybe do a final value for roe. not sure how this will work but maybe i see something when all the numbers are laid out.

Lenders/appraisers typically serve as the final authority on a purchase and in this case you won't get feedback from either.

I'm in the final stages of the HELOC but I'm trying to decide between getting the maximum HELOC limit ($350k) with prime + .85% APR or stay with 70% LTV ($250k) and get a better prime - .25% APR.
