I don’t feel like this situation was well described throughout the book or maybe it was and I just haven’t connected the dots yet.

That alone feels like a win.

With that said though, I feel it is VERY hard to find a good and honest property manager. 

(I don’t usually include specific recommendations in forum posts in case my feelings or willingness to recommend anyone in particular changes over time - which has happened.)

If you feel that badly about it let them go month to month for a few months instead of forcing them to immediately sign another year lease at the new higher rate if they say they want to look for another place so they are not locked into the higher rental rate with some sort of a penalty for breaking the lease.

Alternatively,  sticking to the plan feels safe, and post-flip liquidity sounds nice.
