Texas and California are where I hold properties that are short term rentals, and they were pretty pricey. 

Rent it out standard or to short term to tourists, hospitals near the property and an area where people go to retire.

We are ahead of schedule with rehab, however having taken a HML on it, I am trying to get the place rented out ASAP to then cash out refi.

We are an hour west of Tahoe in an extremely rural area with very few options when it comes to any and all services. 

-On that point, what are the best areas/neighborhoods for short term rentals and the best areas/neighborhoods for long term rentals in the Tampa metro (willing to go outside of Tampa city limits to areas like St Pete/Clearwater/etc.)?

History: We are 6 years into renting our first home, it has gone well and we are comfortable renting and what comes along with that.
