Cap rate is a good guide, but you need to verify all the income and expenses, consider the cap ex expenditures that you will spend now and in the future and factor in potential rent growth, expense reduction (or the opposite).

Depending on those factors and how big the property is, there may be a short term impact to rents this values as well but I am in the camp that over the long term, it is a positive for values.

A lot of investors shy away from them because there are factors outside of your control and the HOA fees can kill a lot of deals. $500 in HOA fees is usually better spent on paying down a mortgage and saving for your own CapEx.
