To the best of my knowledge you can’t get into a fourplex for under 20% if you already own a home.If you refinance the FHA loan you may be able to use that again and grab a fourplex.Tim Swierczek may be able to provide more insight.

If people do not have an intimate knowledge of something then they do not need to be writing blogs giving people inaccurate information with broad brush strokes about an industry.Restaurants can do well but like any other sub-asset class of commercial retail you have to buy right and know how to properly underwrite.

We are not there now.....but if you look the massive amount of building, good stock market performance, low unemployment we are doing well, but change 1 or 2 of those factors in a negative way and you will see changes......almost always goes in cycles.What is great now is kids hate buying homes and an aging population is moving to rental....at the same time, inventory on the residential market should get interesting as well with these to factors and rising interest rates.....all spec....not an expert.
