Hi joseph,I recently met my future tenant and I think I would like to keep the Section 8 tenant but do you have any idea of the rules in Newark for a multifamily to be converted to condos?

It was converted it into a rental property from December 2017 - April 2021.Tenant moved out in April.

I don't mind breaking even while occupying a unit because I eventually want to move out in a year or two.

Wanted to look into SFR that can be converted into a multi unit property.

The way you construct the building, how high it is elevated, what is in the lower levels, does it have flood mitigations like breakaway panels, etc. all will impact the eventual rate for the Flood Insurance in the National Flood Insurance Program (NFIP).  

I’m ready for the eventuality of losing money but at thesame time want to keep the tenant accountable at the end but because of the statement he made about paying his credit card bill instead of rent.

I'm looking for recommendations on an experienced builder who can help with parsing through and understanding the other multifamily development requirements and variance rules to see if what I've done as a prelim design is even possible, or if I will eventually have to plan on a duplex instead.

This will make it much easier and "safer" to actually purchase that eventual home.
