@Nick Thurston Check with the city or county to determine if the plans will get approved as is and what is required for all approvals and the time frame, Ask if you have to install curb, gutter, sidewalks, street signs, street lighting or any other special requirements.Are there any specific street design requirements, DOT requirements, permits or traffic studies.DWQ, Army Corp or any other environmental requirements or permits.General permit fees, proffers, water/sewer tap fees and the process of setting taps and connecting.

I only do open house style....IF you decide to do individual showing you need to have a formal and efficient plan to deal with no shows.....Such as...... tenant is required to text or call 1 hour before showing appointment to confirm....some do 30 min...... or you don't go over there.Or before you schedule the showing, the tenant has to submit an application including the feeIndividual showing have a high rate of no shows or last minute cancellations......so be prepared if that's you plan.

I would say the majority of investors don't utilize their 10 conventional loans unless they are doing turn-key style properties and plan to leave 20% in each deal.
