However, what I do know is everything that I have learned has not been from paying someone else to teach me their ways/secrets (which by the way there not secrets if you can find them out for free on this very site) but have listened to half of the 215 current Podcast, read a ton of Blogs/Forum post, ordered and read multiple books that have been suggested on the Podcast and have engaged other's in questions and have tried to add value where I can.With all of that said, this is what has worked for me.

If I am able to engage in any real estate endeavors in college, wholesaling is probably the most realistic avenue.

Check your state's real estate code.Handy Man: Typically this person provides maintenance for a property but does not engage in tenant relations, accounting, leasing, etc.

As a non-millionaire, I believe that it's far easier to generate incredible returns by engaging in creative investment with smaller amounts of money.

My opinion is that if you invest capital in real estate as your primary means to earn income or actively engage in real estate matters earning more than 50% of your income, you're in the business.

I recommend engaging an investor-focused realtor/broker who can provide not only assistance in finding the right property at the right price - but also provide vetted resources for completing the project from inspection/appraisal/lending - to rehab completion.
