Also, if the agent lists the house would he be the only one talking to the bank and I would have to give him all of my documentation showing why the house is worth less and needs lots of repairs?

In addition, you won't have documentation of their security deposit, and even if the seller didn't give it to you, you still are on the hook with the tenant.

I'm going to try that tonight, on this current prospect.I haven't been printing out stacks of contracts when I show the house, I just handed out a slip of paper with the link to my website, where they could download the file, fill it out, and email it back to me.

I showed it to a surprisingly normal person today; he did not have $200 in his pocket, but he paid $25 cash for credit check, and is willing to include a check for the deposit when he sends the application - except that I'd actually prefer that he sent the application via email, and he can't sent a check that way.So what do I do, reasonably??
