If the owner losses the house the new owner could force you to move or if you have a great rent history and they are investors you may get to stay.

And yes, in order to qualify you can include rental income from the other units without landlord history (for both FHA and conventional).

"The veteran must have a history of continuous resident in the community and there must be no indication that the veteran has established, intends to establish, or may be required to establish, a principal residence elsewhere" VA Pamphlet 26-7, Revised Chapter 3 Section 5.h     In order to clarify this with the lender, I established that I attended the University of Florida from 2007-2010, '10-'12 I went to training and deployed but maintained residence in Gainesville.

If you have no idea what the history was and purchased the property via quitclaim I would suggest trying to sell it with a limited warranty if the buyer will go for it.

The sad part is that even though you are experienced and have a history of success, it is very difficult to find a lender willing to take a chance, even though in 99% of the cases... you only need 100% financing on the very first one.I hope you find a long term, multiple deal lender willing to take a chance with you on that first one...Good luck...John Rogers
