That said, in some markets high cost SFR rentals are a challenge because the person that can rent for "X" can easily save to afford to buy for "Y".  

I just wanted to share this with other landlords, specially those who self manage their rental property.Bad tenants can easily educate themselves and play with you, I believe landlords and property managers should help each other to make it harder for those messy tenants rent our homes.We have had the most numbers of eviction this year comparing to previous years, most of them were tenants that we did not put in the property.Getting tenants evicted for non payment of the rent is easy as long as landlord has followed the rules.This is waht TAR says: How much notice does a landlord have to provide a tenant prior to filing an eviction?

But you have about 2 choices in Portland now thanks to a completely lame ordinance  from a lame city council who want to keep tenants in their "homes" at all costs.   1) you can evict them on a violation of their lease (not paying, smoking, extra pet, noise, etc),  but they have they easily have right to stop the violation and stay.  

It is possible the landlord rented the place out with old faulty and non-serviced appliances and a building that is old and rickety and that is what can easily happen.

I’m easily getting close to $1,000 in repairs and cleaning. 

They also live right next door so they can go over to clean it and maintain it quite easily. so for them it is successful enough.
