I would also get a map of the MBTA commuter line and draw a circle around each stop for the area that's within a 5-10 minute walk and look for multi-families there. - You can even find houses in Medford at that price point but they are going to need work and might not qualify for FHA.- The other option is the In-Law suite.

You might also be able to add the interest to the basis of the property if you incurred the expense in process of buying the property(after you identified the property and your draw was necessary to show proof of fund to close the deal).

And depending on the area, the yard sign may not be a big draw anyway -- I've stopped using mine in my current area -- I'm bringing in higher rents than the area is used to so I've found those sign calls to be a waste of my time.The sign I use is a 'For Rent' sign from Home Depot
