@Derek Morrison I'd still look into the IRC when planing your build for some base safety items but I guess up there, its in your hands.

For a class properties in nice neighborhoods even in a place like California you can get 4-4.5%+ For something like what you were looking at you should be in the 8%+ range; of course this depends on the area; there are places like that in Baltimore in the double digits though at least on paper.

And without that education, they convince themselves that the higher cash flow provides safety, when in fact that higher cash flow is the reward that the market gives you for taking on a higher risk asset. 

I highly doubt that AirBnB will ever be regulated ENTIRELY out of business, but I do imagine landlords will have more restrictions to contend with in the future.However: owning in Tempe, you would have a fantastic safety net.
