Lee, if you want to wholesale using the method of assigning a contract, and you are licensed....i would suggest checking with your state real estate commission to see if they consider that a de facto net listing.

   Our HOA in Delaware notified us a month in advance about their annual Fire & Sprinkler Inspection, all to happen on one day (86 unit complex), we were to notify any long-term tenants or vacation renters that it was happening and they could head out for the time frame or simply let the inspectors in.

Two flats(Duplexes) are frequently de-converted to SFHs in Chicago because that is highest and best use in many neighborhoods.
