I always have the tenant pay for the application process in total, credit/background checks, etc.. 

EMD was processed for both, and I scheduled for closing in a week.

I am in the process of buying a commercial property with one agent (with a signed Buyer Representation Contract), and am also ready to engage in purchasing a second property--closing within a month of each other.

The one I’m really having an issue with now everything is all set but the roof being in the process of repair might be an issue.

Thinking about refinancing to get a lower payment, or cash out refi or Home equity loan which would free up more cash to speed up the process and use that money for a down payment. 

If so I would begin the eviction process since you have had multiple issues.

Signing/notarizing the quitclaim deed to shift the ownership of the property from my LLC to me as an individual was part of the closing process.
