First investment property purchase, anything I missed?

After being stuck at Biggerpockets, I finally was able to find two properties in town – about 30 minutes driving from where I live. EMD was processed for both, and I scheduled for closing in a week. Since I am a first-time investment buyer, I would like to confirm if everything I concerned is correct.

First of all, I used rental calculator of Biggerpockets, and I budgeted what expenses I would see as an investor.

The closing is scheduled as next Wednesday, 11/7/18. Is there anything else I forgot or not to consider?

I would like to double check if I am good to go. Any advice on this is very appreciated!!
