@heater R I am seeing that issue definitely I've been looking and keeping an eye on duplexes and I've seen a few that seem like they would be a good buy However I'm still very new to this and not fully confident nor completely understand how to properly evaluate a property yet.

I'm in analysis paralysis... but I think it's definitely necessary for a newbie to calculate and proceed with healthy caution.

You definitely need a new property manager or take the time to manage it yourself and pay yourself a salary. 

Last but definitely not least, when you "hire" an agent to represent you, that person MUST work for your best interests, regardless of what they may get in return.
