@Kate AndreevaThe cap rate formula is simple and calls for annual NOI divided by the original cost of the property so looking at the data you presented would be 20k / 400k.

Conventional rates are FICO driven where the higher the FICO credit scores the lower the rate and mortgage insurance required.

You may be able to tweak a few numbers further after getting a few of these data points.On the other hand though, man those property taxes (and to a much lesser extent HOA) are rough.
