If you compare the two properties (the one in Texas with the one in Alabama), the cost to rent ratio is huge, At first glace you can tell that from a cash flow perspective, the Birmingham property is a sure bet, however there are many other factors that would show that in the long run, the Texas property may turn to be a better long term investment ( Age, neighbourhood, type of renters, potential appreciation, saleability, etc).Many times where you have two different properties in two different states that rent for a similar amount, you are still comparing apples to oranges for the reasons mentioned above

Ive seen alot of empty houses that have these big bright orange/yellow stickers on the door or window...not sure what they say but what does that mean?

I find that it is a great indicator of dicey neighborhoods where there might be some bad things going on but I will tell you that I only completely reject a property if it is a heavy red or in a large geographic crime area because I have found that an area can have some orange but it could be that there was an incident or two or suspect traffic that was stopped in the area but the crimes weren't committed there, etc.

I guess they thought they were going to start a lil rehab and I noticed the city put a nice orange sticker stating the porch (clearly new) was not permitted and they added to the list "the back addition" which was done years ago.
