If 50 unit plus is MF then it is not logical to expect someone with no solid income, funding, or experience to jump right into that arena.Most new born babies learn to crawl before they run track.

@Nina Nguyen Whenever I am making an offer on the spot, I use the TREC form, and start out by saying this is the standard form I have to use as a licensed agent in Texas, and then proceed to fill it out by hand in front of them, so I can walk them through the sections that can be changed modified.
