The courts will look at how much you have to lose and $1000 is tiny, maybe not worth paying a lawyer.

Your overall return would be much higher here in San Diego than most areas of the country especially when accounting for appreciation (Approx 5% YOY for past half century) and principal pay down.

I’ve had a few buyer/sellers out of country during closing.  

The HELOC was rolled into a fixed rate secondary loan a few years back.Now, we've moved across the country and want to use the equity in the home to buy additional investment property. 

As the country gets opened up again and people want to travel again, I think that market will bounce back quickly.Here in Boise, our economy is one of the best in the nation.
